Eight new net zero carbon Council Homes

Edith Road, Haringey is a pioneering net zero carbon council housing development in Haringey, delivering eight affordable homes designed for sustainable living. The project transforms a former car park site, disused for over a decade, into a high-quality residential scheme that integrates seamlessly into the surrounding urban fabric.

The development consists of a mix of apartments, townhouses, and a wheelchair-accessible home, all designed to exceed national housing standards. Each home is dual or triple aspect, maximizing natural light and ventilation. The scheme is fossil fuel-free, with on-site renewable energy generation from air source heat pumps and solar panels, achieving a 104% reduction in carbon emissions.

A central communal courtyard sits at the heart of the design, providing green space, a vegetable garden, and a shared amenity for both new and existing residents. The project also enhances the surrounding estate with new refuse and cycle storage, improved public realm, and additional landscaping.

Architecturally, the project reflects the character of Haringey’s traditional terraced housing, using brick, stone, and metal detailing in a contemporary expression. The stepped massing responds to its urban context, with a four-story corner acting as an urban marker for Springfield Park.

Unanimously approved at planning and widely recognised for its innovative approach, the project demonstrates how small infill sites can deliver high-quality, sustainable council housing, setting a benchmark for future developments.
