A new house on a former garage site
Satish Jassal Architects has designed a new two-bedroom house on a constrained former garage site in Tottenham, delivering a contemporary home within an established residential setting.
Located adjacent to a semi-detached house, the design responds carefully to neighbouring properties through a stepped form in both plan and section. This approach reduces visual impact and protects the amenity of adjoining gardens, addressing key planning considerations associated with small infill development.
The architecture is expressed through a clear material hierarchy. The ground floor is formed in sawtooth Staffordshire blue brick, creating a robust base, while the first floor is articulated as a lightweight oak-clad volume set above. Oak-framed windows and doors further reinforce the warmth and material continuity of the design.
A central courtyard and stepped terrace bring natural light and ventilation into the lower level, creating high-quality internal spaces despite the site’s constraints. These outdoor spaces also provide valuable private amenity for residents.
This project demonstrates how small and challenging urban sites can be unlocked through careful design, delivering well-considered homes that balance density, privacy and architectural quality.
