Satish Jassal Architects has designed two new three-bedroom mews houses on a constrained backland site near Turnpike Lane, delivering high-quality family homes within an established residential setting.

The proposal responds carefully to neighbouring properties through its massing and layout. At ground floor, the homes adopt mirrored rectangular plans with private rear gardens, maintaining a garden-to-garden relationship with the existing terrace houses. At first floor, the form becomes more compact and is set away from the southern boundary to reduce visual impact and protect neighbouring amenity.

The upper levels are carefully positioned to frame long views while mitigating overlooking, ensuring privacy for both new and existing residents. This considered approach allows the scheme to unlock a tight urban site while responding sensitively to its context.

The architecture is defined by a distinctive and robust material palette, combining sawtooth blue brickwork, white stone detailing and bronze elements. Together, these materials create a contemporary mews character that sits comfortably within its surroundings.

This project demonstrates how small backland sites can be developed to deliver well-designed family housing, balancing density with privacy, outlook and contextual integration.
